Marquette Township board advances Brownfield Plan for former Cenex property

MARQUETTE TOWNSHIP, Mich. (WLUC) - A Brownfield Plan is moving forward for a former Marquette Township gas station property.

At Tuesday night's regular Marquette Township board meeting, the Board of Trustees unanimously approved, and recommended that the Marquette County Board approve, a Brownfield Plan developed for the new owners of the former Cenex property.

According to Marquette Township Planner and Zoning Administrator Jason McCarthy, the locally-based Northcrest Group purchased the property at 3166 US-41 West in Dec. 2018.

The Northcrest Group's development team includes Chuck Oberstar, Tom Swick and Fred Grandchamp.

McCarthy says during their due diligence process, an environmental assessment of the 3.78 acre parcel revealed some contamination on the site. The site had been a gas station since 1990.

Although the proposed plan says the redevelopment is anticipated to include an expanded convenience store, truck stop, and car wash, McCarthy says the future reuse of the property has not been determined.

McCarthy says if supported by the Marquette County Board, the Brownfield Plan would, through tax-increment financing, reimburse the Northcrest Group for eligible site remediation costs, including the removal of seven underground storage tanks, demolition of the existing above-ground structures, an asbestos survey and potential abatement.

McCarthy says he's confident the county board will approve the plan.

The Brownfield Plan anticipates $3.4 million of private investment into the project, with an estimated $407,668 in reimbursable remediation costs for the developer.
