The Republican-led Michigan Senate tried to prohibit your taxes from going up when home values decline.

But they fell two votes short of a constitutional amendment.

The trend generally affects people who've lived in their homes for a while, not more recent homebuyers.

Homeowners benefited in better economic times because property taxes can go up no more than five percent or the rate of inflation, even if their house's value increases more each year.
